WORRY-FREE RENTAL PROGRAM:The owners' fixed monthly expenses - based on an annual percentage of the property's value - will be absorbed by your rental income. That's because at The Fives Downtown, you will be part of the rental program, which guarantees at least the minimum coverage of these fixed expenses.
OPERATION:The Fives Downtown, offers its Owners to belong to its exclusive rental program. It consists of the assignment of the use and enjoyment of the residence by the owner, to be used for hotel exploitation when the owner is not enjoying it.In return, the hotel manager will pay the owner directly for the profits of the operation in the manner specified below. The owner will sign a rental management contract for a 12-year term. Upon expiration, the owner may renew this contract and continue in the program or terminate it.A flexible use and enjoyment plan has been designed so that the owner can have his residence at any desired date and can enjoy it up to 56 days a year.The reservation process for owners is as follows:I. IN HIGH SEASON, reservations will be made and confirmed at least 90 days in advance. For these purposes, it is considered high season: from December 20th until the end of Easter week and from July 10th to August 14th.II. The rest of the year all reservations will be made at least 15 days in advance in order to guarantee the availability of your residence."III. If an Owner reserves and does not occupy his residence, it will be considered as if he had enjoyed his stay."IV. The Owner, during his stay, within the period he wishes to enjoy his residence, may make use of all hotel services.

DISTRIBUTION OF BENEFITS:Depending on the number of days of occupancy of the residence, each owner will receive his corresponding remuneration.The calculation of the benefit will be made monthly and will be accumulated during the year.The final distribution will be made at the end of each fiscal year (after the financial audit) in a single payment, which will be made in January of each year.
The owner will receive a monthly report of the operating account.
